British Housing leases whole buildings from investors and developers and places them into local authority housing. Terms are agreed asset by asset. The agreement transfers letting, management, compliance and void exposure to us for its duration.

Rent is contracted and paid monthly, irrespective of occupancy.

Demand analysis and site appraisal.

We advise on where placement demand sits, what authorities in those areas require, and how a specific site or scheme performs against both. The work is available as a standalone engagement or alongside a transaction.

Demand analysis

Placement volumes by authority and region, the unit sizes each is short of, and the extent to which authorities are placing beyond their own boundaries. Drawn from our rental index and from procurement activity.

Requirement mapping

What individual authorities are actively seeking: unit types, accessible provision, standards and compliance thresholds. Sourced from framework and tender activity rather than inference.

Site selection and appraisal

Assessment of a site or acquisition target against placement demand, ahead of capital commitment. Covers catchment, competing supply, achievable mix and the operating position at completion.

The evidence base

We maintain a rental index across 207 postcode districts and 33 boroughs, updated continuously. It records median rent by bed size, median time to let, the share of listings taking a price reduction and the depth of that reduction, and stock still unlet beyond ninety days.

Time to let and stalled stock are the two measures that separate a market which looks liquid from one that is. Both feed directly into an appraisal, and both are available at district level on request.

03 / Income characteristics

Demand from the public sector.

Income from a private rented block is a function of individual tenant demand, renewal behaviour and re-letting velocity. Occupancy varies, and each changeover is a cost to the owner.

Housing placed through a local authority draws on statutory duty. Placement volumes are driven by acceptances and by the supply available to the authority, which is why we can contract a fixed monthly sum against a whole building for a five year term.
